QuickBooks Online flow modeling, WIP → COGS per-property job costing, and live actuals dashboards that match the books. The accounting layer that ties estimating discipline to GAAP-clean reporting.
The shape of the capability
- Chart of accounts — numbering scheme, per-entity bank account pattern, loan ID format, the WIP → COGS flow that property flips depend on.
- Actualsboard — QB API pull → HTML actuals-vs-budget per property. Construction + non-construction boards split for cleanliness.
- PM Workbook — QB + Vendor Payment Tracker + budgets YAML → pre-aggregated worksheet in Google Sheets. Project managers see what's already spent against each cost code, by vendor, by WO.
- Budget source-tagging — 5 tiers (admin_placeholder → committed) so the budget evolves from rough order-of-magnitude to bid-locked over the project lifecycle without losing the audit trail.
